Complete Maintenance Guide for Ceiling Cassette Aircons in Singapore
Commercial Services Team10 August 20262 min read

Ceiling cassette air conditioners are widely installed in Singapore offices, retail stores, restaurants, and landed properties due to their space-saving flush ceiling fit and 360-degree balanced airflow.
However, cassette aircons require specialized maintenance techniques compared to standard wall-mounted units.
Why Ceiling Cassette Servicing Is Unique
Unlike wall units that drain water via gravity, ceiling cassettes use an internal automatic lift pump to pump condensation water up into overhead ceiling pipes.
If dirt and slime block this pump inlet:
- The safety float switch triggers a error system shutdown
- Water overflows directly onto expensive ceiling plasterboards, causing ugly water stains and collapse risks
What Does Cassette Chemical Servicing Involve?
- Ceiling Panel Removal: Dismantling intake grilles, 4-way discharge louvers, and wash filter frames.
- Drain Basin & Pump Cleaning: Washing out accumulated bio-slime in the collection basin and flushing the float switch.
- Fitted Canvas Catch-Bag Treatment: Attaching a custom funnel bag under the ceiling unit to chemically wash the 4-sided coil cleanly without spraying surrounding office furniture or flooring.
- High-Pressure Flushing: Jet-washing coils with clean water and testing the lift pump discharge cycle.
Recommended Servicing Frequency
- Commercial Offices & Shops: Monthly or bi-monthly servicing
- Residential Living Areas: Quarterly servicing (every 3 months)
Regular care prevents expensive business disruptions and keeps indoor air fresh for staff and customers.
